A question we see come through quite often is, “What do my HOA fees pay for?”. We always love to answer this one, because homeowners are always so surprised to hear how much their HOA does for their community.
Your homeowners association is a non-profit governing body that is made up of all the homeowners which live within the association. The association is typically governed by a group of volunteer homeowners which make up the Board of Directors. An HOA is responsible for maintaining the community, enforcing community guidelines, updating insurance coverage, and other responsibilities regarding the upkeep of your community.
Your HOA dues cover the costs for maintenance services, management fees, insurance premiums, landscaping costs, etc. Your association dues also contribute to a reserve fund for your association, which may cover the cost of any unexpected expenses and major replacements/repairs.

Did you know that your association Portal has an option for you to set up automatic payments online? Simply login to your account at vismanagement.com, select “ACH/EFT”, then “Setup New ACH/EFT Plan”. A new window will populate where you can input all your information. Please be sure to set the start date to a date prior to the 25th so that your payment will withdraw on the due date.
Please note that your ACH plan will only withdraw the general dues amount. You may not set ACH up for a payment plan or additional fines/fees. Additionally, your ACH plan should be set up prior to the 25th of the previous month (example: if you would like payments to be withdrawn on December 2021, then the ACH request will need to be completed online before November 25th, 2021).

It is 85 degrees and sunny here in Lacey today! This is the perfect time to begin submitting any home projects for approval. As a reminder, your association has an online Portal for you to locate all forms and documents, including the Architectural Request form. You can access the site by going to https://frontsteps.cloud/caliberweb2_vis, or by selecting “Login” on our website.
When you are logging into the web portal for the first time, you will need to select the “Register for a login” link. Within the next screen, you must enter your account number and e-mail. The provided email address will be linked to your login record.
You will be sent an email a link to complete your new account process. The email link will allow you to create a username and password (usernames must be unique). Once saved, you will be able to login into the web portal.

The sun is finally making an appearance and the weather is warming up! Now is the perfect time to start planning projects for home improvements.
If you want to request approval for a home improvement, visit your association Portal by logging into the VIS website: www.vismanagement.com. Once logged in, you may download the ACC Application from the “Forms” section.
Fill out the application for each project you wish to complete and return to VIS Group by mail, fax, e-mail, or through the portal. We generally strive to have your application processed within 30 days, however each association operates differently. Please refer to your association’s Governing Documents for the ACC review process. If you need help with your login information, please let us know and we will assist you with that.
We hope you are all doing well and staying safe. As you may have heard, all Washington counties will be moving to Phase 3 on Monday, March 22nd, 2021. We are happy to announce our Lacey office will be open to the public starting March 22nd and will resume normal office hours (9AM – 5PM Monday through Friday). Due to this transition, the link for your online Portal will change slightly. If you are currently using a saved link to access your Portal, this link will soon be invalid. To get to your association Portal, please select the “Login” tab, and click the homeowner login button.
Your account on the Portal will stay intact and you do NOT need to re-register again.
